Since we have retired from operating Camp Kuha as a Tourism Resort we are offering our waterfront property for sale. This is privately owned deeded land. We still have three waterfront building lots for sale These lots are serviced with road, hydro (electric utility ) and septic systems.

Tunnel Lake is essentially all bordered by Crown land and the lake is quiet with little traffic on it. This is a rare opportunity to own waterfront property on Tunnel Lake .

Where is the Property located? On the shore of Tunnel Lake which is part of the Mississagi River system about a half hour north of Lake Huron between Sault Ste. Marie and Sudbury, Ontario. The property is accessed off Hwy. 129 north of Thessalon, Ontario. The property is reached within an easy day's drive from Western Ohio, any part of Michigan and is about 2 hours from the Mackinac bridge. The GTA and Windsor, Ontario driving distance is about 7 to 8 hours with 2 stops en route. Sudbury Ontario is a little less than 3 hours away.

IMPORTANT OWNERSHIP PURCHASE INFORMATION:

Private property located in townships without Municipal organization cannot be severed into smaller parcels in Ontario at the present time. It's the law !!. Camp Kuha is located in such a township. Provincial laws do permit, however, multiple ownership of private property in areas without Municipal organization. When you purchase a lot described above, you receive a registered deed of ownership for your purchase because you become an owner of the property with an undivided 1/10th interest in the whole of the property as the property has been surveyed into 10 ownerships.It is important to realize that this purchase arrangement is not a lease but deeded ownership which you can sell at any time at market prices.

A pre-requisite to a purchase is a membership in a Camp Kuha Cottage Association since there are common areas ( roads and boat launch etc) used by all 10 owners as well as the private areas used only by the purchaser. To protect the value, privacy and peace of each owner's purchase, the Camp Kuha Association agreement has simple common sense rules for all purchasers.
